RICS/HOMEBUYERS SURVEYS AND VALUATION
If you are buying a flat or house and do not want or require a full building survey then the Homebuyer could be your answer. The Survey and Valuation Report was designed and is recommended by both the Royal Institution of Chartered Surveyors (RICS) and the Incorporated Society of Valuers and Auctioneers (ISVA). The service includes a visual inspection of all the main structural elements of the property together with the services available therein.

The minimum report is a bound ten page document which describes each element of the property and is designed to give clear and concise advice to a purchaser on the condition of the property and its services and to identify any works of repair which are required and that will have a significant effect on value. The report will also include comments on Title, Tenure, Insurance Value and Open Market Value together with the surveyors overall opinion of the property and the price which is being paid.

CAPITAL GAINS TAX VALUATIONS top of page
If you have recently sold a property or have an interest in land or property you may be liable to pay Capital Gains Tax on any profit you have made.

Salter Rex Chartered Surveyors are capable at providing retrospective valuations as at March 1982 or at a date specified, to assist you or your accountant to calculate any Capital Gain Tax liability.

RENT REVIEWS AND LEASE RENEWALS top of page
If you are a tenant or a landlord you will at some stage require assistance with a rent review or lease renewal.

Salter Rex Chartered Surveyors act for many Landlord and Tenant clients in respect of renewals and reviews. We can arrange for one of our fully qualified surveyors to carry out an initial appraisal of a review or renewal, which includes an examination of the lease and detailed measurements of the demise. These appraisals are carried out for a fixed fee.

We can then continue to act on your behalf to negotiate an amicable settlement of the renewal or review. If such an agreement cannot be achieved we can represent your interest at a third party settlement be that, Arbitration, Independent Expert or at Court.
